Selling your home can be a stressful experience. You may also find that there are so many things that you need to think about, such as the kids, the price that you are getting for your home and even the area that you are moving to. Knowing things like this can help you to gain much more control over your sale and it can also help you to plan out your finances much more efficiently too.

The next thing that you need to do is get your documents and even the administration documents you need in order. Selling a home will always require a great deal of paperwork and sometimes you will need to present all of them in a very short space of time. If you want to try and stop this then you need to chat with your solicitor and you need to try and find your mortgage documents too. Having copies of your energy performance certificates is also helpful because it will help you to talk with the buyer about any appliances that you plan on leaving behind.

Sure, sometimes it is important that you get a good price for your property, but there are other values that you need to take into account. The first is that you have to make sure that you are finding the right buyer. A first-time buyer will give you the chance to close your property quickly and if they have an agreement in principle then you know that they can afford your property. If they offer you a lower price, sure you’ll be getting less for your home but you have the added bonus of being able to sell it much faster. De-Personalise

Some sellers absolutely refuse to move their personal items out of the home until it has sold. If you have a ton of family photos lying around, then this is great because it will make your home feel more like “yours”. The problem is that it also makes it hard for your buyers to envision themselves in the property. If you want to get around this then you need to remove as many photos as possible You also need to hide hygiene products, toothbrushes and anything else that is personal to you. By doing this, you make your home more open and this can make your buyer feel more at ease when looking around.

De-Clutter

Presentation is absolutely everything when you are selling your home. Make a habit of making sure that everything is immaculate where possible and also try and get rid of any clutter. This can include the pile of toys in the corner of the room or even the stacks of paper that you have on the coffee table. Clutter makes a room feel really small and it doesn’t matter how clean the home is because it will have a detrimental effect on your property. If you can, you should deal with this in advance where possible. The last thing that you need is to have to throw it all into a cupboard at the last minute, only to have your buyer open it and have everything fall out.

    Oh my goodness I wish I had read this before our nightmare move a.year ago! We had a tiny baby and a toddler! My only tip is if you can afford it get a storage unit and pack non essentials early. It then helps with decluttering and cleaning. Also I wish someone had told me to sort the loft out pre move!
    Good.luck to anyone moving. It was worth it but I was super stressed.
